Are you attorneys?

No. We are not a law firm and we don't give legal advice or represent anyone in court. We handle compliance work and act as a preparation and filing service. If your matter needs counsel, we'll point you to a Philadelphia real estate attorney — no fee changes hands between us for that recommendation.

Do I still have to go to the hearing?

Yes. You remain the party of record and you appear at the hearing yourself. Everything leading up to that — notice, documentation, the filing packet, the deadlines — is ours.

I have several properties under one entity. Is that one engagement?

One entity, one intake. Some of what we handle sits at the entity level and applies to everything you own; the rest is specific to each property, since no two properties carry an identical set of requirements. The research sorts out which is which.

I already know I'm behind. Am I too far gone?

Being behind is the ordinary starting point here, not a disqualifier — it's most of what we see. Whatever's outstanding is precisely what the work exists to resolve, and there is usually more room to fix it than landlords assume. The research tells us how much.

Can't I just do this myself?

You can. Landlords who try usually find out the hard way that the requirements aren't posted in one place, don't apply the same way to every property, and have to be handled in a particular order. What you're paying us for is knowing which items apply to you, and in what sequence, before you spend months finding out.

How long does it take?

Findings come back within the turnaround we give you on the first call. What follows depends on what we turn up and on the City's own processing times, which nobody controls — so we give you a realistic timeline along with the findings rather than a promise upfront, and we keep you posted at each stage.

Which areas do you serve?

Philadelphia County. The City sets its own licensing and compliance requirements, separate from the surrounding counties, and those are the requirements we work in every day.
